Terms of Use

Curb Dibs ("we", "us") provides a subscription data service (the "Service") listing public-record signals about properties in the cities we cover. By creating an account, requesting the free sample or paying, you agree to these Terms.

1. Who may use the Service

The Service is for real estate professionals and investors (for example investors, wholesalers, agents, brokers, contractors and lenders) using it for business purposes. You must be 18 or older. You may not use it as a consumer for personal, family or household purposes.

2. What the Service is

• Records come from public sources: City of Charlotte code-enforcement data, Charlotte City Council agendas and minutes, and Mecklenburg County GIS and tax data. Each record links to its source.
• We match records to county parcels and add flags and a score. Matches, flags and scores are our estimates. Public records contain errors, and records change after we publish them.
• You must verify every record at its source before relying on it. Nothing in the Service is legal, tax, financial or investment advice, or an appraisal.

3. What you may do

• View, download and use the records inside your own business, including to research properties and to contact owners of record in compliance with all applicable laws (Section 4).
• Share records with employees and contractors working for your business, who must follow these Terms.

4. What you may not do

1. No harassment. Don't harass, threaten, intimidate or mislead owners, occupants, tenants or heirs. Don't misrepresent who you are, or claim to be acting for a government agency.
2. Follow outreach laws. You alone are responsible for complying with the Telephone Consumer Protection Act, the National Do Not Call Registry, state telemarketing and texting laws, CAN-SPAM and direct-mail rules. We do not provide phone numbers or consent to contact anyone.
3. No discrimination. Don't use the Service to discriminate on the basis of race, color, religion, sex, disability, familial status, national origin or any other class protected by federal, state or local fair housing laws.
4. Not a consumer report. Don't use the Service to decide anyone's eligibility for credit, insurance, employment, housing (including tenant screening) or any other purpose covered by the Fair Credit Reporting Act. We are not a consumer reporting agency.
5. No public posting of individual records. Don't publish, post or broadcast individual records, owner names or addresses from the Service (for example on social media, websites or lists for sale).
6. No resale. Don't resell, sublicense or redistribute the Service or its data, in whole or in part, or use it to build a competing product.
7. No scraping or account sharing. Don't scrape the Service, share login credentials, or exceed reasonable use.

We may suspend or close accounts that break these rules, without a refund for the current period.

5. Trials, billing and cancellation

• Free sample: after you create an account and accept these Terms, we send 5 current records from one city at no charge. No card is needed for the sample.
• Price: $297 per month for one city, or $597 per month for every city we cover, billed in advance through Stripe. Annual plans cost 10 times the monthly price, paid up front.
• 30-day money-back guarantee: if you ask within 30 days of your first charge, we refund that first charge in full.
• Renewal: your subscription renews automatically each month until you cancel. Your account page always shows your next renewal date and amount.
• Cancel anytime, online, in one click from your account page (or through curbdibs.com/contact). Cancellation stops future charges; you keep access until the end of the paid period.
• Refunds: apart from the 30-day guarantee on your first charge, we don't refund partial months; cancelling stops the next charge.
• Price changes: we'll email you at least 30 days before any price change takes effect.

6. Data sources and accuracy

We don't control the public sources and don't guarantee that any record is accurate, complete or current. Sources may correct or remove records after we publish them. If you find an error, tell us at curbdibs.com/contact and we'll fix or remove it.

7. Disclaimers and limits

THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND. TO THE EXTENT THE LAW ALLOWS, OUR TOTAL LIABILITY FOR ANY CLAIM IS LIMITED TO THE AMOUNT YOU PAID US IN THE 3 MONTHS BEFORE THE CLAIM. WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL OR CONSEQUENTIAL DAMAGES, OR LOST PROFITS.

You agree to indemnify us against claims arising from your use of the Service in breach of these Terms or the law, including outreach-law claims.

8. Changes and contact

We may update these Terms. For material changes we'll email you at least 14 days ahead. Contact us at curbdibs.com/contact.
